David: Alright guys welcome back to the discount property investor podcast, I am your host David Dodge and today we are celebrating 300 episodes. Holy cow! This has been such an amazing journey that we have gone on with this podcast. In fact I am looking now to see when we released our very first episode and I believe it was probably about 4 or 5 years ago, let me check, let me check. Here it is, 12/17 of 2016 was when we released episode one: who are the discount property investors? So that would be 17, 18, 19, 20, 21, 5 years ago, holy cow, over 5 years. 12/17 of 21 would have been 5 years and today is December 31st of 2021, this may very well be the last podcast I'd get in 2021 but it's been 5 incredible years and I want to thank anybody and everybody that has listened to this podcast and anybody and everybody who has contributed to this podcast and/or to me and my business, and on behalf of my partner Mike, we thank you. We hope that you all have taken away some value from our podcast and we intend to keep doing this podcast and creating more episodes. I do wanna highlight that we do have a great website over at discountpropertyinvestor.com and that's where we host all of these episodes, both videos linked to YouTube as well as podcasts which are syndicated everywhere and you can listen on the site or go to any podcast platform of course and listen to this show.
Over on the website I want to highlight that here, we also have access to the 'Ultimate Guide to Wholesaling Real Estate' book which was the first thing that we started with when we first started this podcast about 5 years ago. We more recently published 'The BRRRR method' book and that's a couple years old as well and that's what we pivoted into doing, we started with wholesaling and learning how to find deals and how to market to sellers directly via direct mail or cold calling or radio ads, man we've been on a journey. Cold texting has been hot over the last 2 years, driving for dollars has created some of our biggest and best deals to date. Earlier this year we did a $300,000 wholesale deal, our biggest to date in 2021. We've also done some deals that were over 50,000 this year, wholesales.
We've had a really really great year wholesaling, and that's where it all started back when we started this podcast 5 years and we pivoted into the BRRRR method like I said and now we're sitting on about 90 units that we've used the BRRRR method to acquire and we haven't had to use any of our own money to get positioned into these units, about 55 houses and another 30 plus apartment units. And then our most recent book is 'The Three Pillars of Wholesaling', in fact you guys can download the three pillars of wholesaling for free over on our website at discountpropertyinvestor.com so go check that out. We also have some resources over on the website and we have 3 courses that we offer and there's some free courses on finding motivated sellers and wholesaling 101 and there's even one on credibility packets, we have 50 plus ways to find deals, we have a course on driving for dollars and real estate data, there's all kinds of cool stuff over there. We even have a contract generator and this is a great tool. If you haven't used this, check it out discountpropertyinvestor.com, on the far left side you can check out the contract generator, and the contract generator will allow you to create a contract from your phone or computer in 3 to 5 minutes and then from there, emails that contract to you so you can turn around and you can use that contract and go lock of property up and send it directly to a seller. It is phenomenal, it's such an awesome website and that free contract generator is such a great tool because it'll allow you to generate a contract from your cell phone in minutes. We also have secret weapons over here and you can find that at discountpropertyinvestor.com/toolkit or just go to the website and on the sidebar look for secret weapons and this is going to be all of the weapons, all of the marketing tools that we are using currently and/or have used over the last 5 years of doing this podcast. And by the way over the last 5 years, we've done over 500 wholesale deals and/or bought over 500 houses. I think we're up to like 750 right now, it's pretty amazing. But we have all the tools for driving for dollars and cold calling and skip tracing and list stacking, all of those things you can find what we're using and how to use those things and how to get free trials on those things over on the website in the secret weapons area.
We've even added a live events page where we host live events quarterly here in St. Louis and they're all about the BRRRR method right now, that may change but right now we're really really excited to be hosting these events and talking about the BRRRR method. It's our passion, we love it. And on the website you can also find resources and contracts and tools that you may want to use in your business. We also host the podcast there, I think I started with that but we also have virtual assistant resources. So we in our business, we use virtual assistants to help us with cold calling and cold texting and answering the phones and following up and helping set appointments and we also have executive virtual assistants that we have on full time, they're not just designed to come in and come out and work a shift to cold call or to cold text, they're actually in our CRM and they're doing lead management and acquisitions. So we have multiple different resources over there to help you connect with the right virtual assistants. And then last but not least, if you are interested in working with me and/or my partner Mike, we have a coaching application over there and you can fill out a quick short application and you can book a call and we'll jump on the phone with you and we'll talk about your goals and we can put together a plan and if it makes for a good fit, we can work together. And we love helping people do their first deal or their 25th deal or buy their first rental or their 25th rental, it doesn't matter, we love helping, coaching and teaching. And it's been an absolute pleasure getting to do this podcast and it is just so crazy to think that we have done 300 episodes over the last 5 years. Man we have come so far. Looking back over these last 5 years it's been a journey.
When we first started this podcast, we had 4 partners, I only had 10 or 12 rental properties at the time, and over the last 5 years we have reduced our team or our owners I should say, first and foremost down to just myself and Mike but we have great relationships with the other two guys, in fact one of them is still partners with us on side businesses and he helps lend us money too. And over the years, we have bought and sold hundreds of houses and bought and rented hundreds of houses and sold hundreds of houses of turnkey and we've taken our portfolio as a company from zero to almost 100, I think we were at 96 or 97 at the peak, and then we had to sell a bunch off and we went down to about 35 doors as a company and we use those funds to buy partners out and to pay off debts and do some restructuring and as of today December 31st 2021, we are back up over 90 doors and we are still continuing to do direct to seller marketing and we are still going on appointments and sending offers and growing our portfolio, increasing the number of doors, increasing the amount of monthly cash flow, building wealth and simultaneously wholesaling and fix and flipping as well.
We do it all, we love it, this is our passion. So I just wanted to say thank you for listening, thank you for being a part of this journey. 300 episodes, wow time has fly- has flown and it flies over the last 5 years and I look forward to doing 300 more discount property investor episodes.
