Building a legitimate Real Estate business
Real Estate is not a get rich quick scheme. You can make money fast if you’re dedicated, but it takes real work and to be successful, you need to take it seriously and build a solid foundation. Although it can be something you do on the side, don’t treat it like a side hustle!
To crush your goals fast, you wanna establish a strong foundation and work to be the most well-known investor or wholesaler in your market.
Go to as many real estate meetups as possible to become well known in your community and build strong relationships with all the important people - Wholesalers, Investors, Contractors, Lenders, Brokers, Agents, etc.
Don’t just be transactional with people. Take the time to get to know people and connect with them on a deeper level other than just talking about business. You wanna create trust with people and demonstrate that you care and you're in it for the long haul.
Your business should be a personal brand that people can’t forget if they tried. You need to fight to stay at the top of people’s minds tactfully without spamming too hard and annoying people. The goal should be to be everywhere. Depending on where you are obviously do what you can afford to start, but eventually you’re gonna want to use both traditional and online marketing strategies to keep your name out there.
As you build your personal brand you’ll start to do deals through agent relationships, other investors, wholesalers, etc. It takes time to build up a consistent deal flow through your network, but it’s worth it because it’s the best way to do deals because it costs you very little time in comparison to cold calling and very little money in comparison to advertising.
If you’re just starting out the #1 way to get deals is through outbound marketing. Unless you’re sitting on a good amount of capital to invest in inbound leads.
But even if you are sitting on money I still recommend people to take the time to learn how to get deals through outbound because it’ll teach you the sales skills you need to close deals at very low cost.
Make it a part of your daily habits to make calls daily, both for follow-ups and new outreach. And then down the line you can hire and train a team to bring in deals for you.
If you’re doing outbound calling, you need solid prospecting lists to call on. Otherwise you’ll end up wasting a ton of time talking to property owners who are never gonna sell because they have no motivation to, which isn’t a good strategy.
It’s not our job to convince owners with no motivation to sell their property. It’s our job to find and convince motivated sellers to sell to US!
