Play OFFENSE not defense
Don’t wait for distressed sellers to discover you.
Life doesn’t work that way. Good things don’t come to those who wait.
Good things come to those that take action.
You need to go to them.
Cold call them. Send them mail. Knock on their door. Show up ready to run an appointment and make them an offer.
Trust in investors, businesses, marketers, and salespeople is at an all time low. TRUST is what will get you their business.
Talking down on other investors you’re competing with makes the seller lose trust in you and not want to do business with you.
You might even have a better offer than them, but if you’re slimy like that they won’t like you or trust you. They’d rather go with the person who isn’t slimy and genuinely cares more even if they can’t offer as much.
Be EVERYWHERE.
In your marketing and branding position yourself as THE trustworthy, fast, and fair solution for homeowners in distress.
Social proof is KEY. Be proactive and collect as many testimonials, success stories, and positive online reviews as you can. Build a legitimate business and reputation in your market. This is what’s going to make people trust you more than anything.
Always be following up! Don’t let any deals slip through the cracks. You worked hard to generate those leads and invested your time, energy, and resources to try and help these people, one more follow up could be all it takes for them to say yes.
When you are having a conversation, take control of the conversation and paint a picture of the destination. Always be framing your offer as the best possible solution because they’re doing business with YOU.
You can offer them value outside of just price that others can’t. You’re offering them someone who is proven and that they can trust. You can help them with other things going on in their life outside of just selling their house. And you can solve problems and get things done quicker than anyone else. You can connect with them, listen to them, and make them feel heard better than anyone else.
Lead the conversation. Address their objections before they even bring them up. Anticipate them before they happen and flood them with value instead of getting defensive and looking like you’re not prepared and haven’t done this before.
2025 is coming and this is the year that you FLIP THE SWITCH.
