At any given time there’s a % of distressed sellers out there in any market that need your help, and it’s your job to get to them before the other investors and win the game.
To get to the level where you’re doing a couple deals every month or a deal a week, you need to talk to a lot of people and follow up with them. That’s the name of the game. Get people’s attention with social media, bandit signs, post cards, etc.
Max out on whatever marketing you can afford to get people into your funnel, and then get in contact with those leads, set up appointments, make offers, and close deals! If they don’t like your initial offer over the phone keep following up with them. If they don’t think the offer you give them in the appointment is fair, keep following up with them!
These people do come around. We are in the follow up business. 90+% of all the deals we do come from follow up.
But just marketing to and talking to homeowner’s who aren’t convenience motivated and doing numbers without targeting the right groups of people is a huge waste of time and money.
You need to be ahead of things in your market and invest in quality lists that target homeowners that show indicators for owning vacant homes, preforclosures, probates, out of state property, etc. versus just talking to everyday homeowners with no incentive to sell for less than market value. So you can invest your time and money wisely and get talking to the right people as quickly as possible so you can do more deals.
